ATTENTION BUYERS:
Even though housing is in a slump in many parts of the U.S, making low bids on housing may not work in housing markets that are healty. There's always the danger of going too low. A low bid offer could insult the seller to the point that they'll refuse to counter. I've had this happen many times before... the seller's are insulted. And the seller could easily make the assumption that the buyer isn't committed to making a deal. Before making a low bid or "low ball" offer, consider the following:
1) how motivated is the seller? In other words, have they already contracted to buy another home? Has the home been on the market a long time? Are the sellers relocating.
2) have hard facts available. When putting together a low, agressive offer, have a letter explaining where you got your numbers. Cite comparable sales, include inventory in the area,
3) your offer may be rejected! Prepare yourself in advance for your low bid being rejected. Sellers should not think of a lower offer as an insult but a sign of interest in the home. Sellers may come back to you if their home does not move, especially in this market.
